To work toward your Florida real estate license, complete the required school certification, obtain DBPR exam eligibility, and pass the separate state exam. Study from the correct sales or broker outline and practice explaining your answers. Buying exam prep alone does not provide the required licensing course or its completion certificate.

How many questions are on the Florida real estate exam?
The standard sales associate and broker state exams each have 100 multiple-choice questions, a 3½-hour testing period, and a passing score of 75 out of 100. The subject matter differs, so use the booklet for your license type.

DBPR may add unscored pilot questions and provides additional time for them. These figures describe the full licensing exams, not a separate mutual-recognition law exam or your school’s final.

What does the state exam cost?
The state exam costs $57.75 per attempt for either sales associates or brokers, paid to Pearson separately from tuition and the DBPR application. That amount comes from DBPR’s examination fee schedule, updated July 2024 and checked October 1, 2026.
A new state-exam attempt requires another exam fee. Confirm the charge when booking; optional exam reviews and missed-appointment charges are separate. See the complete licensing budget.
Course access and certificate expiration.
Daniel Larson Training packages include one year of online access from enrollment. Access extensions may be available on request; contact Daniel if you need more time. Florida’s licensing law gives successful course completion a two-year validity period for passing the licensing examination. The statute also provides for application expiration two years after receipt if the exam has not been passed.
DBPR’s failed-exam guidance separately describes exam authorization as valid for two years after approval of a complete application. Do not assume the approval date extends your application or course deadline. Record the application-received date, authorization expiration, and school completion date; ask DBPR to resolve any conflict before booking.
Your school access, course certificate, and state eligibility are separate. An expired course login does not, by itself, invalidate an otherwise valid completion certificate.
Before your appointment.
Pearson currently requires Florida real estate candidates to test at a physical testing center. Register with your legal name as shown on your government-issued identification.
- Read the current candidate instructions and appointment confirmation.
- Have your school completion certificate and the required identification ready.
- Confirm you chose the correct examination: sales associate or broker.
- Check location, arrival instructions, and cancellation rules before traveling.
What if I fail the state exam?
A failed state exam does not automatically mean repeating your licensing course. DBPR allows another appointment while the required education and exam authorization remain valid. Check your dates before paying again.
- Save your result report. Use the available feedback and the official subject outline to decide what to study next.
- Reschedule through Pearson. Pearson’s published instructions say to wait 24 hours before scheduling a retake. That is a scheduling wait, not a guarantee of a next-day appointment.
- Budget another $57.75 exam fee. Choose a date that leaves time to work on the topics you missed.
An optional exam review is different from a retake. DBPR permits a review of missed questions from the most recent exam; request it within 21 days of the original grade notification. The review fee is $35. If you intend to challenge a question, read DBPR’s review and hearing procedure before retesting; retesting before a challenge is resolved forfeits that challenge.
Pearson’s older fact sheet supplies the 24-hour scheduling instruction. Its old fee table is superseded by the newer DBPR schedule linked above.
What if I fail the school’s final exam?
The school final and state exam have different retake rules. For the traditional Course 1 or Course 2 end-of-course exam, Florida’s pre-licensing rule sets a 70% passing standard. A student who fails may retest once, no sooner than 30 days after the original exam and within one year of that original exam. If that one-year window expires or the permitted retest is not passed, the course must be repeated before another end-of-course exam.
See Rule 61J2-3.008(4) and (6). Arrange the retest with the school that delivered the course and confirm your access dates. The state-exam scheduling rule above does not replace the school-final rule.
The full Course 1 + FastPass and Course 2 + FastPass licensing packages each require 75% or higher on every one of their three certification exams. FastPass includes practice attempts. Follow your FastPass course instructions for completion steps; the traditional-final retest rule above should not be treated as a description of the FastPass process. A prep-only practice score does not issue a licensing course certificate.
How should I prepare for the Florida real estate exam?
Use the outline for the exam you will actually take, practice applying the material, and review the reason behind each missed answer. Keep school certification and DBPR eligibility on your checklist while you study.
- Start with the official scope. Open DBPR’s sales associate candidate booklet or broker candidate booklet. Each has an exam content outline and test instructions. Use the one for your license path.
- Find the topics that need work. Try practice questions without looking at the answers first. Mark guesses as well as wrong answers; a lucky guess does not tell you whether you understand the topic.
- Explain your mistakes. Write down the rule, concept, or calculation that resolves each missed question. Return to the course lesson when you cannot explain why the correct answer fits.
- Work the math yourself. Identify what the question asks for, choose the calculation, and label the result. Rework it with different numbers to check whether you learned the method.
- Mix topics and practice pacing. After reviewing weak areas, work through mixed questions and use timed sessions. Familiarity with an answer list is different from applying a concept to an unfamiliar question.
Choose study tools you will use consistently. Reading, audio review, worked examples, and instructor explanations can support different parts of the same study plan. Use the candidate booklet for current exam rules and your appointment confirmation for test-day instructions.
A practice example: loan amount or down payment?
Question: A buyer purchases a property for $320,000 and finances 75% of the purchase price. How much is the down payment, excluding closing costs?
Answer: $80,000. The loan is $320,000 × 0.75 = $240,000. The down payment is the remaining $320,000 − $240,000 = $80,000.
The first calculation gives the loan amount, but the question asks for the down payment. Read what the result must represent before choosing an answer. This is an illustrative practice question, not an actual state-exam question.
Do I need a licensing course with prep, or prep only?
If you still need the required licensing course: Daniel Larson Training’s Course 1 + FastPass or Course 2 + FastPass includes the course, school-certification path, and state-exam preparation. Each is $200 with GUIDE80, regularly $280, as a one-time payment. School completion and the state exam are separate steps.

If you are taking or have completed a licensing course elsewhere: supplemental exam prep for existing students can add study support. It does not include a licensing course or issue its completion certificate.
If your certificate, final exam, or eligibility is in question: resolve that specific issue before purchasing another course.
How does FastPass combine certification and preparation?
Daniel Larson Training’s FastPass combines course certification and Florida state-exam preparation. Its three certification exams are designed to reflect the question style and subject matter of the Florida licensing exam administered by Pearson VUE. Pass all three to earn your course completion certificate while preparing for the separate state exam.
Sales FastPass requirements: For the full Course 1 + FastPass licensing package, pass all three certification exams with a score of 75% or higher on each. FastPass includes practice attempts. Answer explanations help you review and prepare.
